Time for some *good* news

A few months ago, Sondra and her hubby had to pack up and relocate across the country. There were some tight moments raising the money to do that much. There were even some false starts before they were able to roll out.
Finally, though, it happened.
Last week, both of them got full-time jobs. As she says on her blog, it’s too early to call them out of the woods yet. But they’re not stuck in the mire any more. They get to take some steps forward.
(After my whingeing, and after all the dole and dread in the news recently, it’s nice to hear about positive things happening!!)

Still haven't found home. Yet.

The home inspection yesterday turned up several items, including water intrusion, fire hazards, a defective window seal, and a water heater than was 20 years old. And those were the items we were going to have fixed. That didn’t include the shelving that was improperly mounted and coming away from the walls, the closet doors that didn’t have a proper lower track, the gaps between window sill and frame (inside - inspector said it was from building settling, and happened with aluminum-frame windows), and the problems with the seller’s agent - who is something of a pill. This person lost paperwork, got misinformation, and more. (Yaag.)
So I thought about it. I slept (or tossed and turned) on it. And I came to the decision that while we *could* make a counteroffer and have all those things fixed…the place is just better than the ones I’ve seen. It doesn’t make my heart sing. It’s just a place to call home for a while, get a credit rating, be a homeowner, all that happy horsecrap.
If I’m paying this much money, I don’t want to settle. I’m not paying half a million; but still. It’s a goodly chunk of change. (Even more when you add up all the interest payments.)
So I walked away from the deal. I will not be buying a condo.
At least, not right away. And not *that* condo. (At least now I’ve been through the process once. Kind of like going on ‘practice’ job interviews.)

Still kind of freaking out...

The butterflies have vacated…for now. I’m sure they’ll be back, though.
This afternoon the inspector is going to give my potential new condo a thorough going-over. There are a few things I spotted on my walkthrough - I think the washer leaks, one set of shelves is coming away from the wall, two of the heating fans sound a bit loud and may need to be replaced - but the purchase is on track. Closing date is November 14. There’s the inspection, the appraisal (by the lenders), and final approval of the loan (they need to make sure that there’s been no negative changes in my income status) and lock-in of the loan rate (hopefully it will go down again.) But I’d say that the deal’s about 60% done - if not further. I’ve never done this before. It all seems too easy. I keep waiting for the other shoe to drop.

I have been approved for my first home loan.
I’m doing a second viewing of a condo this afternoon, and may make an offer based on what I find in the second runthrough.
It’s got good square footage, a secured underground garage, it’s in a nice neighborhood (a few blocks from two major streets, but not so close that I get road noise), it’s been on the market for six months so the owner is kind of motivated to sell, and it will (of course) only appreciate in value.
But still…I’m freaking out.
What if the owner won’t accept the offer? What if someone else gets it first? What if I get in and find a bunch of things that make me loathe the area? (Doubtful, but that’s my brain: worry, worry, worry.)
I’m giddy that I got approved for a home loan. But at the same time I’m freaking right out the door, because…hello. Mortgage. (Urgh.) My monthly housing costs wouldn’t double, but it would increase by about 65%. (The total would still be less than 1/3 of my total net income…but still. Thatsa lotta money.)
I am freaking out. But…I’m thrilled that I’m so close to owning my own home.
